CBRE South Asia Pvt. Ltd. on Thursday announced the entry of Singapore-headquartered JustCo, an Asia-Pacific provider of flexible workspaces, into the Indian market.
Following a strategic collaboration to identify and secure prime real estate, JustCo will launch its first two centres in India in February and April this year.
The company’s first India facility, under its luxury brand The Collective, will open later this month at DLF Cyber Park in Gurugram. The second centre, at Helios Business Park in Bengaluru, is scheduled to become operational by April.
Anshuman Magazine, Chairman and Chief Executive Officer – India, Southeast Asia, Middle East and Africa, CBRE, said the Indian office market was undergoing a fundamental shift, driven by the institutionalisation of real estate and rising demand for high-quality, agile workspaces.
“We are thrilled to partner with JustCo as they bring their flex-space expertise to India. The timing aligns with the needs of global capability centres (GCCs) and large domestic companies seeking innovative ecosystems that foster productivity and talent retention,” he said.
Ram Chandnani, Managing Director, Leasing, CBRE India, said the entry of JustCo underscored the deepening of India’s flexible workspace market.
“We are witnessing a shift where premium, amenity-rich flex spaces are no longer viewed as ‘bridge spaces’ but as long-term strategic solutions for firms aiming to optimise capital expenditure and enhance talent retention in a competitive landscape,” he said.
Both centres will feature The Collective’s design philosophy, combining ergonomic workstations, collaborative breakout zones and advanced technology infrastructure. The Gurugram centre draws inspiration from a modern haveli, with sunlit atriums and sandstone-red and jade-green accents. The Bengaluru facility takes cues from the Glass House at Lalbagh, envisioned as a contemporary greenhouse with botanical textures.
The launch comes amid sustained demand for flexible offices. In the October–December quarter, flexible workspace operators accounted for 21% of total office leasing in India, second only to the technology sector at 24%.
CBRE said it would continue to work with JustCo to identify additional locations for future centres.
CBRE was the first international property consultancy to establish operations in India in 1994. It now has over 13,000 professionals across 15 offices, with a presence in more than 100 cities nationwide.
