In a strategic move to strengthen its presence in India’s fast-evolving senior housing segment, Brigade Group has partnered with Primus Senior Living to develop three senior living communities across Bengaluru and other South Indian markets, with a combined gross development value (GDV) of around ₹750 crore.
The collaboration brings together Brigade’s expertise in integrated township development and Primus’ specialised experience in managing senior living ecosystems. Two of the three upcoming projects will be embedded within larger township developments, allowing residents access to shared social infrastructure and community amenities, while fostering multigenerational engagement.
The new communities are being positioned as purpose-built environments designed to support seniors at every stage of life. Planned features include wellness centres, hobby lounges, medical bays, fully accessible pathways, concierge services, curated cultural events and inter-generational workshops, all aimed at promoting dignity, independence and meaningful social connections.
Brigade Enterprises MD Pavitra Shankar said the partnership marks a significant step in expanding the group’s footprint in senior living. Building on the success of its first senior living community, Parkside at Brigade Orchards, which has been operational since 2017, Brigade aims to strengthen its senior-first design philosophy while maintaining high standards of planning and care.
“Our goal is to create an ecosystem that caters to diverse life stages by integrating senior-focused design within multigenerational communities,” she said, emphasising quality, innovation and holistic living as the cornerstones of the new developments.
Primus Senior Living founder & MD Adarsh Narahari described the partnership as an opportunity to scale the company’s “health span-increasing” model within premium, integrated communities. “Together with Brigade, we aim to create new Blue Zones in India — places where elders live with dignity, purpose and joy,” he said.
India’s senior living market is at an inflection point, driven by rising life expectancy, nuclear family structures and increasing demand for professionally managed communities. South India alone accounts for nearly 60% of the sector’s growth, making it a natural launchpad for the partnership.
