Godrej Properties Enters Coimbatore With Plotted Development Project

Real estate developer Godrej Properties Ltd (GPL) has announced its entry into the fast-growing property market of Coimbatore with the acquisition of a 44-acre land parcel for a premium plotted residential development.

The company said it acquired the land through an outright purchase and plans to develop a large-scale residential plotted project with a total developable potential of about 1.1 million sq. ft. The project is estimated to generate revenue of around ₹450 crore once fully developed and sold.

Premium Plotted Community Planned

The proposed development will feature a carefully designed residential layout with modern infrastructure, landscaped open spaces and a range of community amenities. The project will follow GPL’s design-led approach and sustainability philosophy, which the company has been incorporating across its residential portfolio.

GPL MD & CEO Gaurav Pandey said the company sees strong potential in the city. “Our entry into Coimbatore aligns with our strategy of expanding into high-potential cities across India for plotted development. Coimbatore’s strong economic base and resilient end-user demand make it a compelling market. The land parcel is located in one of South Coimbatore’s most sought-after residential micromarkets, close to the well-known Coimbatore Golf Club, providing connectivity and lifestyle advantages for prospective homeowners.

The acquisition marks GPL’s formal entry into the Coimbatore real estate market, strengthening its expansion strategy in emerging high-potential urban centres across India.

By entering the city, the developer aims to diversify its regional booking mix and accelerate the growth of its rapidly expanding plotted development portfolio, a segment that has seen rising demand from homebuyers and investors alike.

Coimbatore has increasingly emerged as a diversified economic hub in South India, supported by sectors such as manufacturing, IT/ITES, education and healthcare, along with a strong base of small and medium enterprises.
