Mahindra Lifespaces Eyes 75% Sales From Sustenance Projects In 5 Years

Mahindra Lifespaces Developers Ltd expects a healthy pipeline of launches over the next five years while increasing the contribution of sustenance projects to overall sales, said its Managing Director & CEO Amit Kumar Sinha.

“Our goal is to increase sales from sustenance projects. This year, 60% of our sales came from new launches and 40% from sustenance projects. Over the next five years, we aim to shift this mix to 75% sales from sustenance projects and 25% from new launches,” he said in a letter to shareholders.

Next phase

Over the past six years, the company has delivered five-fold growth and is now entering its next phase, driven by premiumisation, disciplined capital deployment and strong execution.

The company’s “Home of Positive Energy” philosophy will continue to shape its developments by creating communities that promote well-being, belonging and long-term value, he said.

Expansion plans

The company plans to accelerate growth by expanding its presence in high-potential micro-markets while strengthening its position in core cities.

“India’s ongoing urbanisation presents a significant long-term opportunity, and we are well positioned not just to participate in this expansion, but to help shape its trajectory. We will continue to build with intent and discipline as we scale the business meaningfully,” he said.

Partnership-led growth

Sinha said partnerships will remain a key pillar of the company’s growth strategy, enabling it to scale capabilities and develop differentiated projects.

Mahindra Lifespaces continues to witness strong demand across Mumbai, Pune, Bengaluru and Chennai, particularly in high-growth corridors and integrated township developments.
