Smartworks Coworking Spaces Ltd has expanded its engagement with the India-based subsidiary of a UK-headquartered global professional services and technology firm by leasing more than 930 seats at its managed office campus in Pune.
The latest deal takes the client’s total seat count with Smartworks to over 1,730 seats under a long-term partnership.
Long-term engagement strengthens revenue visibility
The new agreement is for a tenure of 60 months and is expected to generate committed rental revenue of ₹58 crore. Together with the client’s existing engagement, the total rental commitment is estimated at ₹102 crore, providing greater long-term revenue visibility for the managed office space provider.
The expansion comes amid growing demand from global capability centres (GCCs), multinational corporations and large enterprises seeking scalable, managed office solutions in India.
Enterprise demand remains strong
Smartworks Founder and Managing Director Neetish Sarda said the expansion reflects the increasing confidence of global enterprises in the company’s managed campus model.
“The continued expansion of global enterprises with us is a strong affirmation of the value our managed campuses deliver. It reflects the confidence that enterprises place in infrastructure built for scale, consistency, and long-term growth,” he said.
Enterprise clients drive business
Smartworks said clients occupying 300 or more seats contribute 69% of its rental revenue, with this category having an average client tenure of 47 months.
The company added that multi-city clients account for around 31% of its overall revenue, highlighting deeper engagement among large enterprise customers. More than 90% of Smartworks’ revenue is generated from enterprise clients.
Expanding managed office footprint
As of March 31, 2026, Smartworks had a managed office footprint of approximately 16.1 million sq. ft. across 66 centres in 15 cities in India and Singapore.
The company partners with real estate developers to lease large commercial buildings and convert them into fully managed enterprise campuses equipped with workspace design, technology infrastructure and workplace services.
Smartworks serves more than 770 clients, including Fortune 500 companies, Forbes 2000 firms, global capability centres (GCCs), multinational corporations and high-growth Indian enterprises.
The company also offers SmartVantage, a dedicated solution for GCCs that combines scalable office campuses with an ecosystem of partners providing legal, compliance, talent and operational support to facilitate rapid expansion in India.
