The Pradhan Mantri Awas Yojana–Urban (PMAY-U) in India has crossed a major milestone, with more than 1.25 crore houses sanctioned under PMAY-U and PMAY-U 2.0, of which over 1 crore houses have been completed and delivered to beneficiaries across the country.
The government is now accelerating the implementation of PMAY-U 2.0 to expand access to affordable housing for eligible urban families.
At the eighth meeting of the Central Sanctioning and Monitoring Committee (CSMC) under PMAY-U 2.0, held in New Delhi on August 6, 2026, more than 2.09 lakh houses were sanctioned for economically weaker section (EWS) families across 16 States and Union Territories.
The meeting was chaired by Satendra Singh, Secretary, Department of Urban Development, Ministry of Housing and Urban Affairs (MoHUA).
Over 18 lakh houses sanctioned under PMAY-U 2.0
The latest approvals have taken the total number of houses sanctioned under PMAY-U 2.0 to more than 18.38 lakh. Of these, 14.40 lakh houses have been sanctioned under the Beneficiary Led Construction (BLC) vertical, 2.48 lakh under Affordable Housing in Partnership (AHP), 1.36 lakh have been allotted under the Interest Subsidy Scheme (ISS), and 13,046 have been sanctioned under Affordable Rental Housing (ARH).
The latest round of sanctions covers Andhra Pradesh, Arunachal Pradesh, Bihar, Chhattisgarh, Gujarat, Jammu & Kashmir, Jharkhand, Madhya Pradesh, Maharashtra, Manipur, Odisha, Rajasthan, Tamil Nadu, Telangana, Uttar Pradesh and Uttarakhand.
₹2.5 lakh assistance for self-construction
Of the 2.09 lakh houses sanctioned during the latest CSMC meeting, around 1.42 lakh houses come under the BLC vertical. Under this component, eligible beneficiaries receive financial assistance of up to ₹2.5 lakh to construct pucca houses on their own land.
Another 67,045 houses have been sanctioned under the AHP vertical. Under this component, affordable housing projects are developed by public and private agencies in partnership with States and Union Territories, with eligible EWS beneficiaries receiving Central assistance for the allotted houses.
Women emerge as major beneficiaries
Women’s ownership remains a major focus of PMAY-U. Of the 2.09 lakh houses sanctioned at the latest CSMC meeting, 2.03 lakh houses have been allotted to women.
The latest sanctions include 16,662 houses for senior citizens, 21,954 for SC beneficiaries, 14,252 for ST beneficiaries and 75,511 for OBC beneficiaries.
Overall, around 1 crore of the 1.25 crore houses sanctioned under PMAY-U and PMAY-U 2.0 have been allotted to women, either in the name of the female head of the household or through joint ownership.
The government said the emphasis on women’s ownership is aimed at strengthening financial security, social empowerment and their participation in household decision-making. The approach is intended to provide women not just with a home but also with an asset that can enhance the economic security and dignity of their families.
Focus on vulnerable urban families
PMAY-U 2.0 goes beyond creating housing assets, with the scheme also seeking to improve living conditions, social inclusion and economic security among urban families.
The scheme places particular emphasis on the housing needs of vulnerable and marginalised sections, including eligible SC, ST and OBC communities, minorities, senior citizens, persons with disabilities, transgender persons and other underprivileged groups.
During the latest CSMC meeting, the Secretary, MoHUA reviewed implementation across States and Union Territories, including the pace of construction, timely grounding and completion of sanctioned houses, geo-tagging, fund utilisation, beneficiary verification and occupancy status.
Singh emphasised the need for faster implementation, timely release of funds, effective monitoring and closer coordination among all stakeholders, including beneficiaries.
He said the CSMC would meet regularly to review progress, facilitate timely approvals, address implementation challenges and maintain momentum towards providing affordable housing to eligible urban families.
PMAY-U 2.0 expands Housing for All
PMAY-U was launched in June 2015 with the vision of providing Housing for All in urban areas.
PMAY-U 2.0 builds on this foundation and seeks to address the housing needs of an additional 1 crore eligible EWS, LIG and MIG families in urban India, with annual household income of up to ₹9 lakh.
The scheme’s different verticals are designed to cater to varied housing requirements, enabling eligible beneficiaries to construct their own homes, access affordable housing projects, avail interest subsidies on home loans or secure quality rental housing.
The government said the continued pace of sanctions under PMAY-U 2.0 reflects its commitment to providing safe, affordable and dignified pucca houses to eligible urban families, while ensuring that the benefits reach vulnerable sections of society.
