Kolte-Patil Developers has recorded its strongest-ever launch performance with more than 600 apartments booked for over ₹600 crore within 60 hours of launching the first phase of its ‘The Reserve’ residential development in Vadgaon, Pune.
The sales velocity at ‘Vyana at The Reserve’ underscores the strong demand for premium housing in Pune and reinforces the developer’s position in one of its key markets.
Record launch velocity
Spread across 20 acres along the established Sinhgad Road corridor, ‘The Reserve’ is positioned as a premium riverside residential development with views of the NDA Hills, large open spaces and residences designed around lifestyle requirements.
The overall development has a potential saleable area of around 5 million square feet and an expected Gross Development Value (GDV) of ₹4,000 crore. The project will be launched in multiple phases, providing the company with a sizeable revenue pipeline over the coming years.
The first phase, ‘Vyana at The Reserve’, offers premium two- and three-bedroom residences, along with amenities covering outdoor recreation, wellness, leisure and sports.
Pune growth platform
The strong response comes as Kolte-Patil continues to expand its development pipeline across its core markets of Pune, Mumbai and Bengaluru. The company recently added six projects in the Mumbai Metropolitan Region with an aggregate GDV of ₹6,000 crore, its largest-ever annual business development addition in the region.
The performance of ‘Vyana at The Reserve’ provides another indication of the company’s ability to scale its presence through large-format developments in established and emerging micro-markets.
