Embassy Unveils 85-Acre ₹4,500-Cr Embassy Origins In North Bengaluru

Embassy Developments Ltd has launched Embassy Origins, an approximately 85-acre residential development in North Bengaluru, with the first phase comprising two RERA-approved projects carrying a combined gross development value (GDV) of ₹4,500 crore.

The first phase includes Embassy Riverine and Embassy South Reserve, together offering more than 2.6 million sq. ft. of saleable residential space.

Natural intelligence shapes masterplan
Embassy Origins has been designed around the company’s ‘Natural Intelligence’ design philosophy, with the existing landscape forming the foundation of the masterplan rather than being treated as an element to be added later.

Designed and landscaped by Bengaluru-based Bhumiputra Architecture, led by Principal Architect Alok Shetty, the development will incorporate approximately 4,000 trees spanning 100–120 species.

A central riparian corridor follows the site’s natural water systems and contours. The corridor is intended to support biodiversity, improve the local microclimate and create a continuous green spine through the development.

Embassy Developments Managing Director Aditya Virwani said the project seeks to allow the site’s water systems, contours and mature tree cover to shape the community.

“The world is racing towards artificial intelligence. Embassy Origins is our bet on the natural kind. Rather than imposing a design on the land, we let the site’s own water systems, contours and mature tree cover shape the community,” Virwani said.

He added that the development is part of an ecosystem Embassy has built in North Bengaluru over decades, including Stonehill International School and a planned Embassy Innovation Park.

Two projects, 1,072 homes
Embassy Riverine will comprise 217 villas, offering 4, 4.5 and 5 BHK configurations across approximately 1.1 million sq. ft. of saleable area.

Embassy South Reserve will comprise 855 apartments, ranging from studios to 3.5 BHK homes, across approximately 1.5 million sq. ft. of saleable area.

Together, the two projects will provide 1,072 residential units across more than 2.6 million sq. ft. of saleable area.

On a combined basis, the ₹4,500 crore GDV translates to roughly ₹17,300 per sq. ft. of saleable area, providing an indicative measure of the development’s value across the two projects. Actual realisation will vary depending on configuration, location and pricing within the projects.

North Bengaluru location

Embassy Origins is located north of Yelahanka and is positioned to connect residents with Bengaluru’s business, commercial and lifestyle hubs.

Kempegowda International Airport is approximately 20 minutes away, giving the development access to one of the city’s major aviation and connectivity corridors.

The project’s location also places it within an emerging North Bengaluru ecosystem that includes educational, commercial and future employment infrastructure.

Immersive experience centre
Alongside the residential launch, Embassy Origins has unveiled an immersive residential experience centre, moving beyond the conventional show-suite model.

The centre uses projection mapping, soundscapes, materials, scent and digital tools to recreate elements of the proposed living environment.

The experience is designed to allow prospective buyers to experience the project’s relationship with its landscape, water, fragrances and natural light before the homes are completed.

With its emphasis on preserving the existing landscape while developing more than 2.6 million sq. ft. of residential space, Embassy Origins represents Embassy Developments’ latest bet on premium residential demand in North Bengaluru.
