Puravankara Forays Into Delhi-NCR With ₹5,200-Cr Greater Noida Project

Puravankara Ltd, one of India’s leading real estate developers, has entered the Delhi-NCR residential market with the allotment of a 13.44-acre land parcel in Greater Noida, with an estimated gross development value (GDV) of ₹5,200 crore.

The land parcel has been allotted through the company’s wholly owned subsidiary, Prudential Housing and Infrastructure Development Ltd. It has a saleable potential of 4.57 million sq. ft.

Entry into a new growth market
The entry into Delhi-NCR marks Puravankara’s expansion beyond its established markets in Southern and Western India. The company said the move is part of its strategy to selectively enter high-growth residential markets while leveraging its brand, quality and execution capabilities.

Puravankara Ltd Managing Director Ashish Puravankara said, “Our entry into Delhi-NCR marks an important new chapter in Puravankara’s growth journey. NCR is one of India’s largest and most dynamic real estate markets, and we have been deliberate in identifying the right opportunity to establish our presence here.”

He said Greater Noida offered a combination of scale, infrastructure momentum and long-term demand, adding that the ₹5,200 crore development opportunity represented a meaningful first step towards establishing a presence in NCR while maintaining discipline in capital deployment.

Infrastructure-led growth
The land parcel is located in Greater Noida, an area being developed as an integrated industrial and urban ecosystem. The project benefits from access to regional infrastructure, including the Yamuna Expressway.

The development of Noida International Airport at Jewar is also expected to strengthen connectivity and support economic and employment growth in the region.

Puravankara Ltd CEO-West & Commercial Assets, Rajat Rastogi  said Greater Noida offered an opportunity to establish the company’s presence in NCR at meaningful scale, supported by infrastructure development, expanding economic activity and improving connectivity.

“We see this project as an opportunity to bring a differentiated Puravankara offering to the market, backed by thoughtful design, quality and disciplined execution,” Rastogi said.

FY27 pipeline reaches ₹14,100 crore
The Greater Noida acquisition is Puravankara’s largest land transaction in FY27 so far. Including the acquisition, the company’s business development across Delhi-NCR, Mumbai and Bengaluru during FY27 covers approximately 10.74 million sq. ft. of saleable area with an estimated GDV of ₹14,100 crore.

Puravankara said it will continue to pursue a mix of outright acquisitions, joint development agreements and other capital-efficient structures to strengthen its development pipeline across established markets while selectively entering new growth geographies.

The Delhi-NCR entry follows the company’s ₹2,600 crore redevelopment win in Goregaon West, Mumbai, adding to its recent business development activity across key markets.
