Smartworks Adds ₹305 Cr Contracted Rental Revenue From New Clients

Smartworks Coworking Spaces Ltd has signed new leasing engagements with large corporate clients across multiple cities, adding ₹305 crore in incremental contracted rental revenue.

The contracted rental revenue represents leasing income from engagements of up to 60 months and builds on Smartworks’ ₹5,400 crore contracted rental revenue base as of June 30, 2026.

New corporate clients drive leasing growth
The new clients include Indian and global companies across technology, research and consulting, healthcare, sportswear and lifestyle, and customer experience management (CXM) services.

The client additions include a technology solutions company backed by a Fortune 500 and Forbes Global 2000 parent, a research and consulting major, a healthcare company, a sportswear and lifestyle brand and a global CXM services provider.

The announcement follows Smartworks’ recent disclosure of ₹235 crore in incremental contracted rental revenue from expansions by existing clients.

Together, the two announcements represent around ₹540 crore in incremental contracted rental revenue, reflecting both new client additions and expansion of existing relationships.

Large corporates remain key customer base
Smartworks serves more than 760 clients, with around 92% of its revenue coming from large corporates. The company said it has secured its expansion pipeline in prime locations for FY27 and FY28 and partially for FY29, with capacity locked ahead of demand.

The company follows a strategy of securing long-term leases for large, full campuses in prime business locations across high-demand cities.

“India is witnessing a fundamental shift in how businesses think about their workplaces. As companies enter new markets and scale across regions, the office can no longer be a constraint on growth; it has to be an enabler of it,” said Smartworks Founder and Managing Director Neetish Sarda.

He said large corporates are increasingly seeking speed, flexibility and the ability to focus capital and management attention on their core businesses rather than real estate operations.

Managed campuses expand beyond office space
Smartworks said its managed campuses provide a range of workplace and employee amenities, including cafeterias, convenience stores, gyms, recreation zones and crèches, alongside round-the-clock support.

The company said the combination of managed office infrastructure and flexible capacity is supporting demand from corporates expanding into new markets and scaling their operations across regions.
