The Indian Hotels Company Ltd (IHCL), India’s largest hospitality company, signed 47 hotel agreements and opened 20 properties in the first half of FY2027, taking its portfolio to 670 hotels, including a pipeline of 280 properties.
The company’s expansion brings it closer to its target of building a 700-hotel portfolio under its Accelerate 2030 strategy, with management indicating that the milestone could be achieved ahead of schedule.
IHCL’s operating portfolio has reached 390 hotels, following new openings in India and international markets during the April-September period.
The expansion reflects the company’s strategy of increasing its presence across luxury, upscale and mid-scale hospitality while balancing capital-intensive hotel ownership with asset-light management and franchise arrangements.
Ginger, Tree of Life drive mid-scale expansion
IHCL’s signings during the first half were spread across its portfolio of hotel brands, reflecting its strategy of catering to different customer segments and travel requirements.
The company signed four hotels under its luxury Taj brand, alongside one property each under Brij and Atmantan. The mid-scale segment accounted for a significant share of the additions, with 19 signings across Ginger and Tree of Life.
The emphasis on mid-scale hospitality is expected to broaden IHCL’s reach beyond premium destinations and established luxury markets, while expanding its presence in locations catering to business travellers, domestic tourists and leisure customers.
IHCL operates 10 hotel brands spanning luxury, boutique hospitality, wellness, upscale and mid-scale accommodation.
IHCL Executive Vice President – Real Estate & Development Suma Venkatesh said the 47 signings and 20 openings in H1 FY2027 had positioned the company to achieve its 700-hotel target under Accelerate 2030 ahead of schedule.
She said the company’s diversified strategy across brands, markets and contract types was strengthening its hospitality ecosystem and supporting scalable growth.
Expansion reaches emerging destinations
The 20 hotel openings during the first half expanded IHCL’s presence in established hospitality markets, including Mumbai, Gurugram, Goa and Hyderabad.
The company also entered emerging destinations such as Kandla, Ayodhya, Tadoba, Kota, Bokaro and Jorhat, broadening its geographical footprint across India.
The expansion into smaller cities and emerging tourism destinations provides IHCL with opportunities to tap demand beyond traditional metropolitan markets. Locations such as Ayodhya and Tadoba also offer exposure to religious and wildlife tourism, respectively.
Internationally, IHCL extended its Taj footprint through hotel openings in Frankfurt, Germany, and Kruger in South Africa.
These additions strengthened the company’s overseas presence and took its operating hotel count to 390.
Asset-light strategy supports portfolio growth
IHCL’s expansion combines capital-heavy assets, including owned and leased hotels, with a growing asset-light business based on management and franchise agreements.
The mix allows the company to expand its portfolio without relying entirely on capital-intensive investments in hotel ownership.
Venkatesh said the combination of capital-light and capital-heavy properties supported sustainable and profitable growth. She highlighted the operating leverage of owned and leased hotels alongside the contribution from a growing fee-based business.
Under asset-light arrangements, hotel operators can earn management or franchise fees without necessarily owning the underlying property. This model can enable faster geographical expansion while limiting capital requirements, although the economics depend on contract terms, occupancy and hotel performance.
For IHCL, the strategy offers a way to increase the number of properties operating under its brands while maintaining a presence in strategically important markets through owned and leased assets.
Accelerate 2030 target within reach
With a portfolio of 670 hotels, including 280 properties in the pipeline, IHCL is approaching its stated goal of 700 hotels under Accelerate 2030.
The 280-hotel pipeline provides visibility into potential future additions, although the timing of individual openings will depend on project execution, construction progress and other development milestones.
The company’s first-half performance also highlights the contribution of multiple brands to its expansion, rather than relying exclusively on its flagship luxury properties.
Its portfolio includes Taj, Claridges Collection, Brij, Atmantan, SeleQtions, Gateway, Vivanta, Tree of Life and Ginger, catering to different market segments and guest preferences.
The Taj brand has also received external brand-strength recognition. According to Brand Finance, it was ranked the world’s strongest luxury hotel brand in 2026 and India’s strongest brand in the same year.
With its expanding pipeline, broader geographical reach and mix of hotel formats, IHCL is seeking to strengthen its position in India’s hospitality industry while extending its international presence.
The pace at which pipeline projects become operational will be a key factor in determining how quickly the company reaches its 700-hotel milestone and translates portfolio growth into operating and fee-based revenue.
