Adani Begins Dharavi Rehabilitation Work With 10,432 Homes At Matunga

CW Bureau ·

Adani Enterprises Ltd has commenced rehabilitation construction for the Dharavi redevelopment project with a bhoomi poojan at the 22-acre Matunga railway site in Mumbai.

AEL Director Pranav Adani performed the ceremony, marking a key step in the redevelopment of Dharavi, one of Asia’s largest informal settlements, home to more than one million people.

Allotment for eligible residents

Adani Navbharat Developers Pvt Ltd, the project’s special purpose vehicle, will provide eligible residents with 350-sq-ft homes under the in-situ rehabilitation scheme.

Residents from Sectors 6 and 1 will be prioritised for the Matunga homes, followed by nearly 4,500 apartments for other eligible Dharavi residents.

Ten towers planned at Matunga

“At Matunga, we are building 10 towers with 10,432 homes and 1,379 commercial and industrial units, creating neighbourhoods where families can live better and build a brighter future for their children,” he said.

The 10 towers will be handed over in three phases to the Dharavi Redevelopment Project and the Slum Rehabilitation Authority. The first five towers are scheduled for handover by March 29, the next two by August 29 and the remaining three by August 30. The source material does not specify the years for these dates.

Towers to include modern amenities

Each tower will have 37 to 39 storeys, 10 to 12 passenger elevators and two dedicated fire elevators. Two additional elevators will serve the commercial and industrial units.

Planned amenities include a kindergarten, community hall, podium gardens, sit-out areas, society offices and places of worship.

Provision for long-term upkeep

Ten per cent of the commercial space in each rehabilitation building will be reserved to generate revenue for maintaining common infrastructure. Adani Navbharat Developers will maintain the buildings and shared infrastructure for the first 10 years after handover.

The arrangement is intended to provide for the upkeep of common facilities and infrastructure after residents move into the rehabilitated buildings.

Experience Centre showcases redevelopment

The bhoomi poojan follows the inauguration of the Dharavi Experience Centre, spread across 22,500 sq. ft. The centre offers residents a preview of the proposed redevelopment through life-size sample homes, a 3D walkthrough and interactive displays.

The exhibits cover housing, workplaces, amenities, transport and open spaces, helping residents understand the planned transformation of the neighbourhood.
