Sameera Group, an integrated township developer, is entering the industrial and logistics real estate segment with a 450,000-sq-ft project in Sriperumbudur, Chennai.

The Group will invest ₹150 crore in its maiden industrial and logistics park, diversifying beyond its core residential plotted development business. The facility is expected to become operational within 12 to 15 months.

Project targets manufacturing and logistics

The development will cater to light industrial manufacturing, e-commerce, third-party logistics (3PL) and other logistics occupiers. Building plan approvals are in place, and construction is expected to begin shortly.

The project will feature Grade A infrastructure, efficient internal movement and common facilities. The Group is also pursuing IGBC Platinum certification for the development.

Sustainability features planned

The master plan includes rooftop solar readiness, rainwater harvesting, wastewater recycling and energy and water monitoring systems. Electric vehicle charging infrastructure will also be provided.

“Our entry into industrial and logistics real estate represents the next phase of Sameera Group’s growth,” Sameera Group, Managing Director and CEO, Jayakumar Murugesan, said.

Management comment

Having built a strong foundation in land acquisition and real estate development over nearly four decades, we now want to diversify our business into the B2B segment,” he said.

The project is being planned as a Grade A industrial and logistics development, with infrastructure designed to meet the requirements of modern manufacturing and supply-chain occupiers.

Group targets 5–6 million sq ft

Over its 38-year history, Sameera Group has developed 23.85 million sq ft and sold more than 13,700 residential plots. The company now plans to apply its land acquisition and development expertise to build a larger industrial and logistics platform.

Over the next five years, the Group intends to develop 5–6 million sq ft of industrial and logistics space, involving a projected investment of around ₹1,800 crore.

Land acquired for future projects

Sameera Group has already acquired land for upcoming developments in Chennai, Hosur and Bengaluru. These projects are currently at different stages of planning.

The expansion is expected to establish a new business vertical for the Group, serving manufacturing and supply-chain operators while broadening its real estate portfolio.
