CapitaLand Investment Ltd (CLI), a Singapore-based global real asset investment manager, has unveiled a 53 MW data centre development in Chennai, marking its listed fund platform’s first data centre project in Tamil Nadu.
The facility, CapitaLand Data Centre Chennai 01, is developed by CapitaLand India Trust (CLINT), a Singapore-listed business trust focused on India, and is expected to be completed by the end of 2026. The development will have a gross power capacity of 53 MW, including 34 MW of IT power capacity.
The investment underlines the growing interest of global data centre operators in Chennai as demand for digital infrastructure rises alongside the expansion of cloud computing, artificial intelligence (AI) and enterprise technology services.
Singapore-Tamil Nadu collaboration
The facility was unveiled by Singapore’s Deputy Prime Minister and Minister for Energy, Trade and Industry (Trade), Gan Kim Yong, and Tamil Nadu Chief Minister C Joseph Vijay, marking another milestone in CLINT’s expanding data centre portfolio in India.
The project follows the completion of CLINT’s first data centre development in Navi Mumbai in 2025. The 108 MW facility has been fully leased to a leading global hyperscaler, demonstrating the demand for large-scale digital infrastructure in India.
The Chennai development also reflects growing collaboration between Singapore and Tamil Nadu, supported by agencies such as Enterprise Singapore and Guidance Tamil Nadu.
The event was attended by Singapore High Commissioner to India Simon Wong, Gauri Shankar Nagabhushanam, CEO of CLINT, Dev Gupta, CLI’s Managing Director, Private Funds (Data Centre), and senior government dignitaries.
₹6,000 crore invested in Tamil Nadu
The data centre builds on CLI’s 22-year presence in Tamil Nadu, where it has invested more than ₹6,000 crore across seven operational assets.
Since establishing International Tech Park Chennai in Taramani in 2004, the city’s first private IT business park, CLI has expanded into business parks, industrial and logistics facilities, lodging and digital infrastructure.
The company’s expanding presence has helped create infrastructure and ecosystems that enable multinational corporations and businesses across sectors to establish and expand their operations in the state, supporting employment and wider economic activity.
CLI CEO, India, Quaiser Parvez said the company’s local investment, development and operational capabilities, combined with its listed and private fund platforms, position it to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub.
“Our contribution extends beyond capital investment to creating the high-quality infrastructure and ecosystems that support the state’s continued development. Tamil Nadu has been integral to our journey, and we look forward to continuing to grow alongside the state and contribute to its next phase of economic development,” he said.
34 MW of IT power capacity
CapitaLand Data Centre Chennai 01 is jointly held by CLINT and CapitaLand India Data Centre Fund. Located in Ambattur, an established data centre corridor in Chennai, the facility will have 34 MW of IT power capacity distributed across 13 data halls, supported by a dedicated 110 kV substation.
The distinction between gross power capacity and IT power capacity is significant. While the facility’s gross power capacity will be 53 MW, its IT power capacity will be 34 MW, representing the power available to support computing equipment and related IT loads.
The development is designed to accommodate high-density computing and liquid-cooled deployments, along with carrier-neutral connectivity. These features are intended to support the evolving requirements of hyperscale cloud operators and enterprise customers.
The project is targeting LEED Gold certification. Its planned sustainability features include high-efficiency chillers, water economisation, intelligent energy and infrastructure management systems, and solar panels.
Expanding CLINT’s digital infrastructure portfolio
CLINT CEO, Gauri Shankar Nagabhushanam said the Chennai project marked another milestone in the trust’s diversification into digital infrastructure.
“With a total planned investment of approximately ₹1,940 crore, the development reflects our conviction in the long-term growth of India’s data centre sector and is designed to meet the evolving requirements of hyperscale and enterprise customers,” he said.
“As we build out our data centre portfolio across India, we remain focused on developing high-quality, future-ready assets that strengthen and diversify our portfolio and deliver sustainable long-term value for our Unitholders,” he added.
The Chennai project adds to CLINT’s growing exposure to India’s data centre market following the completion of its Navi Mumbai facility. With the Chennai development, the trust is expanding its presence in a sector expected to benefit from increasing demand for computing capacity, cloud services and digital applications.
Diversified portfolio in Tamil Nadu
Beyond data centres, CLI’s Tamil Nadu portfolio includes International Tech Park Chennai in Taramani; three industrial facilities at Mahindra World City; Ascendas FirstSpace Oragadam 1 and 2; Ascendas FirstSpace Periyapalam; and the lodging properties Citadines OMR Chennai and Somerset Greenways Chennai.
The latest development extends the company’s presence in the state from traditional commercial and industrial real estate into digital infrastructure, broadening its exposure to businesses that depend on technology-intensive facilities.
India remains a core market
CLI has been present in India for more than three decades, having established International Tech Park Bangalore in 1994, described by the company as India’s first IT business park.
Its footprint now spans Bengaluru, Chennai, Goa, Gurugram, Hyderabad, Kolkata, Mumbai and Pune.
As of June 30, 2026, CLI’s funds under management in India exceeded S$8 billion. Its Indian portfolio comprised nine business parks, 14 industrial and logistics properties, four data centres under development and three coworking spaces.
Through its lodging arm, The Ascott Limited, CLI also has a presence across approximately 6,300 units in 24 hotels and serviced residences, including operating and pipeline properties.
The Chennai data centre investment further strengthens the group’s position in India’s commercial real estate market while expanding its exposure to digital infrastructure, a segment increasingly important to the country’s technology and enterprise ecosystem.
