Godrej Properties Ltd, a real estate developer, has unveiled the Pune edition of The Elevated Living Edit, a research study examining the aspirations and homebuying priorities of affluent consumers.
The findings indicate that luxury homebuyers in Pune increasingly value wellness, access to nature, community experiences and thoughtful design over home size and location alone.
Wellness leads homebuyer preferences
Dedicated yoga and meditation spaces emerged as the most sought-after feature, preferred by 78% of respondents. Another 74% prioritised wellness amenities more broadly.
Access to nature through large balconies and green spaces also ranked highly. Demand for community facilities and recreational amenities indicated a preference for homes that encourage social interaction and connected living.
Sustainability and smart-home technology were additional priorities, reflecting interest in future-ready residential developments. Meanwhile, 79% of respondents said they would invest in Pune again, indicating confidence in the city’s long-term prospects.
Company targets delivery of 4,000 homes
The report was launched at Godrej Hill Retreat in Mahalunge, Pune, during Shubh Aarambh, the company’s home-handover experience.
“The Elevated Living Edit reflects a significant evolution in what homebuyers value today. In Pune, luxury is now defined by wellness, meaningful community experiences, access to nature, sustainability and thoughtful design. These insights mirror what we are witnessing on the ground and inform how we create future-ready communities,” Godrej Properties, CEO – West-East Zone, Mayank Poddar, said.
He said the company was on track to deliver more than 4,000 homes in Pune by the end of FY27, reinforcing its focus on execution and customer satisfaction.
Resort-style clubhouse unveiled
In line with the study’s findings, Godrej Properties also unveiled a 1,400-square-metre eco-resort-themed clubhouse at Godrej Hill Retreat, which the company describes as Pune’s first resort-style development.
The clubhouse features four zones — Kids Carnival Zone, Splash Arena, Resort Roof Arena and Tranquil Zone — along with seven themed gardens. It also houses a bowling alley described as the first operational facility of its kind in a residential development in Pune, an interactive gym and wellness spaces.
Together with other project facilities, the development offers more than 25 resort-style amenities designed around active and connected living.
