Mahindra Lifespace Developers Ltd, the real estate and infrastructure development arm of the Mahindra Group, has announced the joint development of a 10.05-acre land parcel in North Bengaluru, with an estimated gross development value (GDV) of ₹1,250 crore.
The project is expected to offer approximately one million sq. ft. of saleable area, primarily comprising premium residential apartments. Located about 8 km from Kempegowda International Airport, the development will strengthen the company’s presence in the region.
Portfolio expands to three projects
With this addition, Mahindra Lifespaces will have three projects in North Bengaluru, including two land parcels acquired in 2025. The three projects together have a development potential of approximately three million sq. ft. of saleable area.
The company expects to launch the newly announced project within the next nine months.
Connectivity supports residential demand
The project is strategically located off the Bengaluru-Hyderabad Highway, with access to technology parks, commercial hubs and established social infrastructure.
The surrounding area has educational institutions, healthcare facilities and retail destinations. Upcoming metro connectivity in the vicinity is also expected to improve access to key parts of the city.
Company focuses on quality housing
“North Bengaluru continues to be a key growth market for Mahindra Lifespaces, supported by strong infrastructure development and growing demand for quality residential developments,” Mahindra Lifespace Developers Ltd, Chief Business Officer – Residential, Vimalendra Singh, said.
“The strong response to all our projects gives us the confidence to continue expanding our footprint in the region. Through this strategically located project, we are committed to delivering high-quality homes that create long-term value for homebuyers while further strengthening our residential portfolio in Bengaluru,” he said.
The project adds to the company’s residential development pipeline in a market benefiting from airport connectivity, infrastructure expansion and demand for housing near employment centres.
