Raymond Realty has launched Ten X District 9, a large-scale residential development in Thane, marking another step in the company’s expansion across the Mumbai Metropolitan Region. Spread across nine acres, the project has an estimated revenue potential of about ₹2,000 crore and is designed to cater to the next generation of urban homebuyers.
Positioned as “Thane’s Next-Gen Oasis,” the development aims to redefine high-density city living by dedicating over five acres to landscaped open spaces. The project will offer two-bedroom residences ranging from 600 to 820 sq ft, designed to maximise spatial efficiency, natural light and modern living requirements.
Raymond Realty CEO Harmohan Sahni, CEO said the project reflects the company’s focus on creating integrated residential ecosystems that anticipate evolving homeowner expectations. According to him, Thane has transformed from a suburban extension of Mumbai into a sought-after residential hub, supported by large infrastructure developments and improving connectivity. He added that Ten X District 9 combines lifestyle amenities, green spaces and a walk-to-everything design philosophy aimed at aspirational homebuyers.
Strategically located just 0.5 km from the Eastern Express Highway and about 3 km from Thane Railway Station, the project offers strong connectivity to Mumbai’s commercial centres. Its accessibility is expected to further improve with upcoming infrastructure such as Metro Lines 4, 4A and 5, the Thane–Borivali twin-tube tunnel, and the Samruddhi Mahamarg.
The residential complex will feature a dual-clubhouse ecosystem, with two social hubs spanning about 15,000 sq ft each. These facilities will include a gymnasium, spa, mini theatre and banquet spaces, along with sports amenities such as squash and badminton courts.

Ten X District 9 has been designed in line with sustainability standards set by the Indian Green Building Council, underscoring the developer’s focus on environmentally responsible construction. The project has already received approval from the Maharashtra Real Estate Regulatory Authority.
