WeWork India Signs 7 Lakh Sq Ft Expansion Deals Across South India

WeWork India Management Ltd, leading premium flexible workspace operator, has signed five large-scale, long-term lease agreements across Bengaluru, Hyderabad, and Chennai, totalling over 7 lakh sq. ft. of Grade A office space.

This marks one of the company’s biggest expansions to date, strengthening its leadership in South India and reinforcing its position as a preferred partner for enterprise occupiers and institutional landlords.

Portfolio growth and new centres

WeWork India currently operates 37 centres across the region. The five upcoming facilities namely WeWork Embassy TechVillage 8C, WeWork Vista Earth Centre, and WeWork Infinix Palladium in Bengaluru, WeWork Phoenix H10 in Hyderabad and WeWork Embassy Splendid in Chennai, will collectively add 12,000 desks to its portfolio.

Long-term strategy signals market confidence

The leases, structured for 10 to 20 years, reflect strong confidence in sustained demand for flexible workspaces. The move also highlights a shift towards stable, partnership-led growth models in the sector.

By collaborating with multiple landlords across cities and micro-markets, WeWork India aims to deliver consistent, design-led workspace solutions while enabling asset owners to future-proof their properties.

Strategic partnerships with leading developers

The expansion is being executed in partnership with leading developers including Embassy Office Parks, Phoenix Group Hyderabad, Inspira Builders, and others.

This scale of collaboration reflects a broader market trend where asset owners increasingly align with established flexible workspace operators to tap rising enterprise demand.

South India driving office market momentum

According to Karan Virwani, Managing Director and CEO, South India remains central to India’s enterprise growth story.

He noted that Bengaluru continues to be a global technology hub, Hyderabad is expanding rapidly, and Chennai is emerging as a key centre for global delivery and financial services.

Rising demand from GCCs and enterprises

South India continues to anchor India’s office leasing momentum, with the three cities accounting for nearly half of the country’s gross leasing activity.

This demand is being driven by the rapid expansion of Global Capability Centres (GCCs), technology firms, and multinational corporations, many of which are increasingly adopting flexible workspace strategies at scale.
