Puravankara Ltd, a leading real estate developer, has entered into a joint development agreement for a 7.83-acre land parcel in South-East Bengaluru, with an estimated gross development value of ₹1,100 crore and a saleable area of 0.89 million sq. ft.
The residential project will strengthen Puravankara’s presence in an established South Bengaluru corridor and marks the company’s fifth land transaction in Bengaluru during FY27.
Capital-light expansion continues
“This JDA is consistent with how we have approached every addition to our pipeline this year: disciplined structuring, a capital-light approach, and a clear focus on markets with consistent end-user demand,” said Puravankara, Managing Director, Ashish Puravankara.
“This is the kind of steady business development that underpins our FY27 growth ambitions, and we will continue to move on such opportunities as they come,” he said.
Electronic City corridor strengthens appeal
The site is strategically located near the Electronic City employment corridor, with access to Hosa Road and Hosur Road.
The location benefits from established employment opportunities, social infrastructure and road and metro connectivity, supporting residential demand in the corridor.
FY27 pipeline expands
“With this transaction, Puravankara has added five land parcels in Bengaluru this fiscal, bringing cumulative FY27 business development to around 49.76 acres, approximately ₹6,300 crore in potential GDV, and about 5.12 million sq. ft. of saleable area,” said Puravankara, CEO-South, Mallanna Sasalu.
“It is a clear signal of the pace and consistency we are bringing to our business development, while maintaining a strong focus on capital efficiency,” he said.
Focus remains on key corridors
The company said the latest transaction reflects its calibrated approach to expanding its development pipeline while maintaining capital efficiency.
Through joint development partnerships, Puravankara is seeking to optimise capital deployment, strengthen the quality and depth of its pipeline and expand its presence across Bengaluru’s key growth corridors.
