Real estate developer Puravankara Ltd has signed a joint development agreement (JDA) for a 6.4-acre land parcel in Sarjapur, Bengaluru, with an estimated gross development value (GDV) of around ₹1,000 crore.
The project, with a saleable area of approximately 0.8 million sq ft, will be developed as a residential community to cater to the growing housing demand in one of Bengaluru’s fastest-growing micro-markets.
The latest addition strengthens Puravankara’s development pipeline in the city, taking the company’s cumulative GDV from land acquisitions and JDAs announced during Q1FY27 to about ₹5,200 crore.
Strengthening Bengaluru presence
Puravankara Ltd Managing Director Ashish Puravankara said Bengaluru remains one of the company’s most important growth markets and the latest joint development reinforces its commitment to expanding across high-potential urban corridors.
“As we pursue our FY27 growth agenda, our focus remains on securing quality land parcels in markets backed by infrastructure, employment density and sustained homebuyer demand, while creating long-term value for our stakeholders,” he said.
Strategic location
Located at Kaggalipura Village in Sarjapura Hobli, the project enjoys connectivity through Sarjapur Road and the Outer Ring Road, while also providing easy access to the Electronic City technology corridor and other major employment hubs.
Sarjapur has emerged as a preferred residential destination for IT professionals and homebuyers, supported by improving infrastructure and a limited supply of organised residential projects from branded developers.
Growth strategy
Puravankara Ltd CEO Mallanna Sasalu said the company’s mix of outright land acquisitions and joint development agreements reflects a calibrated strategy focused on balancing scale with capital efficiency.
He noted that Puravankara announced four land transactions during Q1FY27, demonstrating strong business development momentum and the company’s ability to consistently add high-potential projects to its portfolio.
Together, these transactions span approximately 41.93 acres, offering a cumulative development potential of around 4.23 million sq ft with an estimated GDV of ₹5,200 crore.
According to the company, Sarjapur continues to offer significant long-term growth opportunities, driven by strong end-user demand, improving connectivity and limited branded residential supply. Through strategic partnerships, Puravankara aims to optimise capital deployment while expanding its presence across high-growth corridors in Bengaluru.
