Brigade Group, a diversified real estate developer, plans to invest ₹40,000 crore over the next three years to develop a pipeline of 40 million sq. ft. across its key markets as it enters its fifth decade of operations.
The group, which is completing 40 years in business, has developed more than 110 million sq. ft. across over 300 projects and established a presence in 10 cities. Its portfolio spans residential communities, office developments, retail destinations and hotels.
Investment strategy broadens
Brigade’s operating leasing portfolio has grown to about 10 million sq. ft., with additional projects under development and planned launches expected to expand the portfolio.
“Our next phase will be about taking that experience into new markets and new opportunities while remaining grounded in the values that have shaped Brigade,” Brigade Enterprises, Executive Chairman, M R Jaishankar, said.
Internal accruals
Over the next three years, the group plans to invest across residential, commercial, retail and hospitality, along with emerging businesses such as warehousing.
The investments will be funded through internal accruals, project-level financing, strategic partnerships and other funding avenues, while maintaining disciplined capital allocation.
WTC platform drives growth
The World Trade Centre (WTC) platform will remain a key pillar of Brigade’s commercial growth strategy. The group has secured licences for three new World Trade Centres in Devanahalli and Whitefield in Bengaluru and Coimbatore.
Brigade is also extending its flagship Orion brand beyond Bengaluru, with upcoming developments in Chennai and Hyderabad. The expansion marks a significant push into two of South India’s major commercial and consumption markets.
Technology supports expansion
The group is fostering innovation through Brigade REAP, its real estate accelerator that has supported more than 100 startups, and Earth Fund, a venture and growth fund focused on sustainable innovation in the built environment.
Brigade is deploying artificial intelligence, Building Information Modelling, IoT-enabled systems, data analytics, automation, construction technology and smart-building platforms across different stages of the development lifecycle.
Expansion to generate jobs
The planned developments and new businesses are expected to generate about 23,000 direct and indirect gross employment opportunities over the next three years across construction, engineering, hospitality, retail, facility management and technology.
As Brigade enters its fifth decade, the group plans to combine the strength of its established businesses with new opportunities emerging from India’s changing economic and urban landscape.
Net Zero target set for 2045
Brigade has set a target of achieving Net Zero emissions by 2045. It is working towards the target through energy-efficient design, renewable energy, water conservation, responsible waste management and sustainable construction practices.
The group said its next phase will focus on expanding its development pipeline while strengthening its presence across established and emerging business segments.
