Navin’s Integrates AI In Operations, Earns IGBC Green Crusader Honour

Chennai-based real estate developer Navin’s is integrating artificial intelligence (AI) across its operations, from project feasibility assessments and legal scrutiny to design optimisation and post-handover maintenance, as it looks to improve execution efficiency and optimise costs.

Speaking at Realty Conclave 2026 on October 16, Navin’s Managing Director Navin Kumar outlined the company’s expanding use of AI across multiple stages of real estate development, including HVAC planning, green building compliance, procurement and marketing.

The adoption of AI signals a broader shift in the property development sector, where technology is increasingly being used not just to market homes but also to support decisions during planning, construction and building management. For developers, the potential benefits include better resource allocation, improved design efficiency and more streamlined project execution.

AI moves beyond marketing
Navin’s is deploying AI across several operational functions, including feasibility studies, legal and title scrutiny, design optimisation and procurement. The technology is also being applied to HVAC planning and green building compliance, potentially helping the developer align project design with operational efficiency and sustainability requirements.

The company has also used AI to strengthen its marketing initiatives, contributing to several award wins, according to the developer.

Kumar highlighted the long-term efficiency gains that AI could deliver while pointing to the growing accessibility of home automation solutions. He also stressed the need to select technologies based on the specific requirements of individual projects rather than adopting them uniformly across developments.

Robots for deliveries at College Road project
Navin’s is exploring the use of robotics in its #14 College Road project, where robots will facilitate deliveries from the ground floor. Service delivery, however, will continue to be human-led.

The approach combines automation for routine logistics with human interaction for services, reflecting a selective deployment of technology rather than a complete replacement of conventional service models.

As home automation and robotics become more accessible, the choice of technologies and their suitability for individual developments could become an increasingly important consideration for residential developers seeking to differentiate their projects.

Sustainability recognition for upcoming projects
Separately, Navin’s received the IGBC Green Crusader recognition at the IGBC Green Tamil Nadu Summit 2026 on September 25. The recognition was accorded for registering its upcoming projects at Thirumudivakkam and Muttukadu under the Indian Green Building Council’s (IGBC) Green Building Rating System.

The recognition adds a sustainability dimension to the developer’s technology initiatives, with green building compliance among the areas where it is applying AI.

For the real estate sector, the intersection of digital tools and sustainable building practices offers scope to improve planning and resource efficiency. However, the extent of the benefits will depend on how effectively technologies are integrated into project design, execution and long-term building operations
